Water account deposits

The Board has determined that all water accounts shall be subject to payment of a $250 deposit in addition to new connection fees, where applicable. The deposit replaces the estimated (projected) water charges that were previously billed quarterly in advance.

Where the projected water charges from the previous quarter exceed the $250 deposit, the excess is credited to the account. If the projected water charges were below $250, the difference is charged to the account. This difference between the projected water and $250 deposit will be reflected on the next statement as a ‘Deposit adjustment’.

Post general questions about this change in the comments section below. Specific account enquiries should be emailed to accounts@sandyportmanagement.com.

Water conservation

All water distributed within the Sandyport development is provided through a main feed from Water & Sewerage Corporation and is metered individually by the Association. During the hot summer months consumption tends to increase, particularly with the use of irrigation systems. Therefore we would like to remind all residents to adopt good practices for the use and consumption of water. Please click here for over 100+ tips to help reduce your water consumption.

Important changes to water billing

The Board of Directors has determined that water shall be charged at the rate of $0.026 per gallon in order to eliminate the losses incurred through it’s provision of water. The Association presently purchases water at the higher commercial rate and the Directors are attempting to have Water & Sewerage Corp. reconsider the billing structure with a view to a reduction. If successful, the water charges to all homeowners will be adjusted at that time. The new rate becomes effective January 1, 2011.

Water consumption shall also be billed quarterly in advance based on estimated consumption and adjusted each quarter. The next water billing cycle takes place in December and will include a further line item for estimated consumption for the next 3 months. Therefore, the bill will show the present quarter’s consumption at the present rate of $0.0186 per gallon (less a credit for interim charges) and the next quarter’s estimated consumption, at the new rate. The $5 meter reading charge, which was historically added to the consumption, will no longer apply.

Governor’s Cay

There has been an electrical failure at the lift station responsible for pumping Governors Cay waste water to the treatment plant. The problem became apparent following the power failure last week and it has now been determined that the fault is a major control panel failure, likely caused when power was restored. An interim solution is in progress whilst a replacement control panel is ordered from the US supplier. Due to the cost of control panels (in excess of $10,000), and the rarity of failures, they are not a standard inventory spare part.

This matter has been treated as urgent and is prioritized accordingly.

*** UPDATE ***

The pumps are being run manually on a 2 hourly schedule to prevent waste water from backing up through the system.

A swale has been dug to help water drain toward the pump located in the area affected by flooding behind the tennis court.

A perimeter has been placed around the affected area and parents should make their children aware.

A enzyme based  solution has been added to digest any contaminants.

*** UPDATE – October 8th, 2010 2:36pm ***

At around midday a breaker tripped causing three lift stations including the one serving Governors Cay.

The breaker has been reset and the system is pumping. Measures are being taken to ensure the area is sanitized.

This incident is unrelated to the defective control panel. A replacement panel has arrived and is scheduled for installation on Tuesday. In the meantime, the system is being activated or deactivated manually on a 2 hour schedule as it has been since the control panel failed.

*** UPDATE – October 21st, 2010 3:59pm ***

A new control panel was installed earlier this week and has been functioning well.

Changes to water billing

In order to improve the efficiency of water billing, we will be reading the meters once every quarter. The next readings will be carried out in September and every three months thereafter.

We will be sending future water bills on the same invoice as the service charges each month. The water component of the bill will be an estimate based on previous consumption. The quarterly bill will consist of the actual since the previous reading minus the estimated charged.

Owners benefit from a $40 per annum saving in meter reading charges.
