Amended policy for service workers

The Board of Directors has reviewed the policy concerning the service workers’ access to the property. Effective immediately,  service workers such as maids, cleaners, child-minders, gardeners & car washers may apply for an annual dual-entry pass entitling them to access the property using either of the two entrances. The cost of the pass is $10 per annum (or $1 per month or part thereof if purchased during the year) and may be applied for by the resident responsible who should contact Security Services at the main entrance or by telephone on 327-6943. The dual-entry pass is issued at the sole discretion of Security Services and will not be available for construction workers or any personnel that it believes would be best served by access control at the service entrance.

Work is due to commence on the swimming pool located adjacent to Sandyport Drive 42. Residents are advised to refrain from using the area until further notice.

Landscaping of vacant lots

It has been 2 years since control of the Association was transferred from the Developer to the Homeowners and during that period we have taken many steps to enhance the overall appearance of Sandyport. We have now reached the stage that we should invoke the obligations of clause 29 of the Restrictive Covenants that states:

“… No lot shall be left without being landscaped for in excess of one (1) year from the date hereof unless a building has been commenced.”

We will be circulating individual notices of our intent to landscape the affected properties at the owners expense, in accordance with clause 27 of the Restrictive Covenants, if building has not commenced by September 30, 2012. The estimated cost for basic landscaping if carried out by the Association is $1.50 per square foot of each entire lot. Where necessary, all applicable charges will be made to the owner’s account on October 1, 2012 for payment within 15 days. No further notices will be issued on the matter.

Revised fee structure for design reviews

The Board of Directors has introduced a revised fee structure for construction applications other than dwellings. Until now the design review fee was set at $1,000 per application. Effective April 1, 2011 the following fee structure applies:

  • Dwelling applications remain unchanged at $1,000 per application
  • Dwelling modifications such as extensions shall be $500 per application
  • Non-dwelling applications such as docks, boat lifts or dock extensions shall be $250 per application

The fee is payable on submission of the application and is non-refundable.

Revised construction regulations

At a meeting on January 24, 2011 the Board determined that new homes and those presently under construction shall be subject to the following conditions:

  1. That provided all other conditions have been met, new construction approval shall be granted conditionally upon a $2,500 building fee being paid in advance for each new dwelling.
  2. Once construction approval is granted, based on the submitted drawings the Maintenance Fee shall apply with a 50% discount less the Indenture Charge (the “Provisional Maintenance Fee”).
  3. If construction approval was granted prior to January 24, 2011, the Provisional Maintenance Fee shall apply from May 1, 2011.
  4. Upon submission of the Occupancy Certificate to the HOA or the first anniversary of the commencement of the Provisional Maintenance Fee, the standard Maintenance Fee shall apply in accordance with the Licence Agreement.
