Local Pre-Schoolers to Raise Funds for St. Jude Children’s Research Hospital®

Pre-schoolers from Tambearly School and The Meridian School will host a St. Jude Trike-A-Thon the week of January 24 in support of St. Jude Children’s Research Hospital®, one of the world’s premier centers for the research and treatment of pediatric cancer and other catastrophic childhood diseases. A tradition for more than 25 years, Trike-A-Thon is a fun, week-long curriculum for daycare centers and pre-schools. Children learn riding-toy safety lessons through a series of interactive stories from special characters, Bikewell Bear® and Pedals the Bunny®.  Dora the Explorer, Nick Jr.’s beloved character, appears in two television spots on Nick Jr. inviting children to participate in the program.

At the end of Trike-A-Thon week (Friday January 28) participating children will bring their trikes or riding-toys to the specially marked and supervised course at Sandyport to practice the safety lessons they have learned and raise funds for the hospital. The community can sponsor children in Trike-A-Thon by pledging an amount-per-lap the kids ride or make a one-time donation.

“Every child saved at St. Jude means children saved around the world – a direct result of cutting-edge research and treatment that set the standard in treating deadly childhood diseases,” said Alice Langford, Principal of Tambearly School.”  Through events like Trike-A-Thon, children in The Bahamas can support the St. Jude mission of finding cures and saving children everywhere.”

The Sandyport Trike-A-Thon event is sponsored by Sandals Foundation (the Philanthropic arm of Sandals Resorts International committed to improving education, communities and the environment throughout the Caribbean) Sandals Resorts International are the owners and operators of Sandals Royal Bahamian on Cable Beach in Nassau.

St. Jude depends on community-based fundraising programs like Trike-A-Thon. At St. Jude, families never pay for treatment not covered by insurance and no child is ever denied treatment because of the family’s inability to pay.

In 2010, St. Jude was ranked the most trusted charity in the United States and was also named the top children’s cancer hospital in the 2010-11 Best Children’s Hospitals rankings published by U.S. News & World Report. For more information, go to www.stjude.org.

Marathon Bahamas 2011 – Road closures

Hello fellow Sandyport residents! I wanted to let all of you know what will be going on this Sunday, January 16th. An international marathon will be running right past Sandyport! You may have seen the signs on West Bay Street for Marathon Bahamas, and many of you may remember the inaugural event last year in February. It was a fantastic event last year, and this year should be even better.

We would love for you to come to W. Bay St., either at the front entrance of Sandyport or by the Club One (old Bally’s) gym to cheer for all of the runners. The management of Sandyport requests that you refrain from sitting or standing on the beautiful new grass that was just planted. You might consider bringing some folding chairs to sit on, and cowbells or any other noise makers you have around the house (leftover New Year’s noisemakers are perfect!). It is also fun for the runners to see you holding large signs with your own words of inspiration! The race begins at Arawak Cay, goes into town, and then comes west as far as Nirvana before turning back to finish at Arawak Cay, so those runners participating in the full marathon and the marathon relay will pass Sandyport twice. The event starts at 6am, and the runners should be running past Sandyport starting from about 7am. The race finishes at 1pm.

Just like last year, W. Bay St. will be closed to traffic. Officially the road is closed from midnight Saturday, but in actuality the road will be open for local residents. Even once the race is started, the road will be intermittently passable. You may have to wait a bit to get in and out of Sandyport if there is a large group of runners going by, so plan for this delay if you are trying to get somewhere such as church at a specific time. They will probably divert you off of W. Bay St. as soon as possible (for example they may route you through Westridge, or Skyline Drive). The goal of the police is to keep the marathon participants safe and the local residents happy. They were able to accomplish this quite well last year, so it should be fine again this year. I still would recommend staying home on Sunday morning unless you absolutely must go out, as the diversions may make your trip slow going. Enjoy the event, bring a picnic and come cheer for the runners. They will really appreciate it, and you will have a great time! Maybe you will even be inspired to run it next year!

Security updates – January 2011

Happy New Year to all our residents!

Thankfully, there were no incidents to report in the month of December.

We have started the New Year with our visitor badges system fully operational. However, there are a few concerns that I would like to address.

Children:

Security is becoming concerned about the amount of complaints we are receiving regarding children who were entering other resident’s property and getting into mischief over the holidays. In one instance, there were children who went on a construction site and were throwing the materials into the canals. In addition, another resident complained that some children were shooting her dog with pellet guns while the dog was locked in her back yard. I would like to encourage parents to make sure that their children are under control.

Protocol reminders:

We are still experiencing resistance from residents when asked by Security to roll down their car windows at night. This protocol is in place to ensure every resident’s safety. We need to be able to see who is in the car and make sure that you are not under any distress. Your co-operation in this matter will be greatly appreciated.

Additionally, the response to our request for a guest list from residents was low. The list will assist Security with the information regarding guests who visit regularly and are not to be held at the gate for clearance. Please ensure that you comply to this request by submitting the list to Security. Otherwise Security will continue with our standard protocol regarding calling for every visitor.

We look forward in 2011 to our continued partnership in ensuring a safe community in Sandyport.

The information may be found by clicking here. Note that some homes are still under construction therefore removed from the calculation (indicated with a note ‘A’) and others are based on preliminary measurements which may be subject to change (note ‘B’).

2011 Assessment Notice

The Board of Directors of the Sandyport Homeowners Association met at a Board Meeting on December 11, 2010 and set the Association’s Annual Assessment Fee for 2011 at $2.75 per square foot.

The 2011 budget is attached and the changes will take effect from January 1, 2011, to be billed in December 2010.

We are also pleased to confirm that there will be a number of payment options available:

1. Payment in full by January 15th for the 2011 assessment will receive a 3% discount, which can be deducted at the time of payment.
2. Monthly – due on the first day of each calendar month, commencing January 2011.
3. Quarterly – due on the first day of January, April, July and October.
4. Half yearly – due on the first day of January and July.

You will receive your 2011 assessment invoice in full later this month and be able to select your payment options at that time.

Security updates – December 2010

Warm Season’s Greetings to our residents!

Thankfully, November was a quiet month in Sandyport. Just a friendly reminder to all residents to  please remember to take along a doggy bag when walking your dogs. We have noticed an increase in incidents with dogs. There are occurrences where the doggy bag with the waste in it is thrown on the side of the road, please consider other residents when walking the dog.

Christmas party guests

It is the time of the year when residents host their Christmas parties and family get-togethers.  In order to ensure guests are not held up at the Security gate for clearance, please send a list of expected guests to the Security control room the day before the event. The list should include the visitor’s names as well as the total amount of persons expected.

Family and friends listing

If any resident has family and friends that frequent the property and do not want them to be held up at the gate. Please  provide a list of these persons to Security to keep on file. Security will otherwise carry out their expected duty of calling for each person not on the list without any exceptions.

Visitor badges

As previously mentioned, all workers including construction workers, gardeners, and contractors will be issued visitor badges on arrival at the service entrance. The new procedure commences December 13, 2010, initially with construction workers. In order to make this process flow please remind your private gardeners and service workers that they are not to use the main entrance. They are required to use the service entrance for entry AND exit. The only exception will be female pedestrian workers that have been pre-registered by their employers.

We are presently carrying out an exercise of obtaining the names of the maids and their employers. If a worker is terminated, please inform security so that we can ensure that disgruntled workers are not permitted on the property.

Removal of property by third parties

In the event that a resident requires a third party to collect private property (such as a boat or jet ski), please notify security of the details of the property to be removed for identification purposes together with the party authorised to collect the same. When the property exits the estate, security will identify it and contact the owner with details in order to verify that it is the correct item being removed.

Stray pets

We have set up various traps to help humanely capture stray pets (specifically dogs). We would like residents to take care and ensure that their pets are not able to roam freely as they may be caught in one of the traps and ultimately end up in the care of the Humane Society if we are unable to contact the owner within 48 hours.

Resident pet owners may consider including an emergency telephone number on their pet tags, allowing security to quickly reunite a captured pet with its owner.

Pest control concerns

We have previously informed residents that we have expanded our pest control coverage by adding more rodent bait stations. The bait stations contain a block of poison that is skewered on to a spike located inside a compartment inside the bait station box. For safety reasons, they are designed to be tamper proof so that children and domestic animals cannot access the poison.

However, it has been brought to our attention that poison pellets (not used by the pest control contractor) have been placed in and around the bait stations. These are potentially hazardous if ingested and also undermines the safety precautions we have taken with our pest control. Should anybody witness poison being placed on any common areas, please report it immediately to the Association which reserves the right to bring criminal charges against offenders.

Important changes to water billing

The Board of Directors has determined that water shall be charged at the rate of $0.026 per gallon in order to eliminate the losses incurred through it’s provision of water. The Association presently purchases water at the higher commercial rate and the Directors are attempting to have Water & Sewerage Corp. reconsider the billing structure with a view to a reduction. If successful, the water charges to all homeowners will be adjusted at that time. The new rate becomes effective January 1, 2011.

Water consumption shall also be billed quarterly in advance based on estimated consumption and adjusted each quarter. The next water billing cycle takes place in December and will include a further line item for estimated consumption for the next 3 months. Therefore, the bill will show the present quarter’s consumption at the present rate of $0.0186 per gallon (less a credit for interim charges) and the next quarter’s estimated consumption, at the new rate. The $5 meter reading charge, which was historically added to the consumption, will no longer apply.

Vacant lots and buildings under construction

The Board of Directors requires that owners of vacant lots or incomplete construction be made aware of the terms of the Restrictive Covenants and are hereby served notice to remedy any breaches before December 29th, 2010. In accordance with the License Agreement, the Licensee shall be liable ‘to pay all costs and expenses (including Attorney’s fees) incurred by the Licensor for the purpose of or incidental to the preparation and service of a notice requiring the Licensee to remedy a breach of any covenants or conditions on the part of the Licensee contained herein.’ Specifically, breaches of the following Restrictive Covenants have been observed:

24 No burning or incineration of any trash, garbage, garden cuttings or other rubbish shall be permitted on any lot. No trash, garbage or other rubbish shall be permitted to accumulate on any lot otherwise than in a container or containers provided therefore by the owner and shall not ordinarily be visible from the street or waterways and if after Thirty (30) days’ notice the owner shall fail or refuse to keep his lot free of refuse piles or other unsightly objects then the Vendor may enter upon the lot and remove the same at the expense of the owner and such entry shall not be deemed a trespass.

25 No trailer boat recreational vehicle tent tree house or other similar out-building structure or article shall be placed on any lot at any time either temporarily or permanently that is not adequately screened so that is not ordinarily visible from the street or waterways.

27 No owner shall allow any structure on his lot to fall into a state of disrepair nor weeds, under brush or unsightly growth to remain thereon and all garden areas shall be landscaped groomed and maintained in a reasonable manner and all walls roofs and other structures whatsoever properly painted and decorated in keeping with the high standards of the Sandyport Development as a whole. If the owner shall fail to maintain his structures or landscaping after notice in writing then the Vendor may enter upon the lot and undertake necessary repairs or landscaping at the expense of the owner and such entry shall not be deemed a trespass.

29 No building or other structure shall remain unfinished for more than One (1) year after the same shall be commenced.
