Introduction of rolling garbage cans

We have invested in 100 new rolling garbage cans for placement in the common areas. For easy identification they have been labelled as Association property and should not be removed from the location where they are assigned. They are not to be found on private property as they are for the benefit of the community. We expect that this should help to reduce the spread of disease by reducing the amount of household refuse that is disturbed by stray animals. Please use appropriate garbage bags for proper disposal and close the lid securely after use.

Under no circumstances should construction debris be placed in the garbage areas. If large items that are not considered normal household refuse require removal, we recommend using the junk removal service.

Year ended 2011 message from the Board of Directors

Happy New Year to all Owners & Residents

One year ago, the Board committed to rejuvenating, beautifying and further securing our community. The year was busy and productive for the Homeowners Association as we worked to satisfy those commitments.

The Board wishes to thank Simon Cooper and his team for their outstanding efforts in managing to complete all work on time and within budget.

It should be noted that all upgrades and repairs have been done without debt, increase in fees, or special assessments.

In the last year we have:

  • Upgraded CCTV coverage of the community.
  • Improved entry systems at both entrances.
  • Upgraded the fleet of golf carts for security and maintenance departments.
  • Upgraded the guard house, enhanced the parking spots and landscaping near Tambearly School entrance.
  • Provided certified training for all security officers and issued standard uniforms.
  • Installed an electronic guard tour system to monitor frequency and depth of active patrols.
  • Implemented a first response system for fire emergencies with the support of the Nassau Fire Department: Staff perform routine drills using our own fire pump so they are able to effectively deal with fire emergencies until the Fire Department arrives.
  • Implemented a painting schedule for all homes to be painted by 2013, and the schedule is on target.
  • Renovated all carports on common areas.
  • Resurfaced and painted the walls adjacent to Super Value.
  • Upgraded the garbage collection service
  • Upgraded maintenance compound with storage, offices and nursery facilities.
  • Performed numerous long overdue upgrades to the wastewater management system mitigating many bio-hazardous risks.
  • Vacated the offices formerly provided by the Developer and moved into upgraded facilities.

New vehicle ID system

To further enhance our security we are introducing a new vehicle ID system to facilitate the recognition of vehicles that enter without using the automatic entry system. We require all residents to have their ID tag installed at the main security office located at the main entrance before October 31, 2011. We require the name, address and license number for each vehicle registered to a Sandyport resident to be recorded and the ID tag to be installed in the upper left hand corner of the windscreen. The ID tags renew annually with the initial set expiring December 2012. From November 1, 2011 all vehicles without an ID tag will be deemed non-resident and not granted entry until the resident provides authorization or the ID tag is installed.

Whilst those residents with automatic entry decals already installed will not require the ID tag to enter the property, we are encouraging all residents to register their vehicles. Effective November 1, 2011 the automatic entry lane at the main entrance will no longer be opened manually and therefore residents that wish to use this facility should arrange for the decal to be installed.

We appreciate your support in making the community of Sandyport safer.

Security alert

We have received the following information concerning a known criminal, recently released from prison who has been known to target homes on Paradise Island and in Nassau:

His name is Jeffrey Etienne, also known as ‘Spiderman’. He climbs up the outside of buildings, and tries door and window handles until he finds one that opens. He steals cash, jewelry and small electronics like phones and laptops. He does not take televisions. He operates between midnight and 4 am or 5am. He is not known to be armed and has not attacked anyone. He wears short pants and no shirt, so is hard to grab hold of. He has a tendency to jump in the sea if cornered.

The police are very keen to catch him themselves and ask anyone who sees or hears anything not to approach ‘Spiderman’ but immediately to call the police at 363-3011 or 919 and notify security on 327-6943.

Dengue fever prevention guide

Residents may find the following information useful that was provided to us for sharing:

Dengue is caused by the bite of a female mosquito (Aedes aegypti).  The mosquitoes love to live with us.  They are domestic creatures. They rest in dark, quiet places – mostly in our houses (restrooms, bedrooms, kitchens, closets and under furniture).Folks, the only way that we can rid ourselves of dengue is to get rid of the mosquitoes.  The only way for us to do that is to break their life cycle.  We have the authority to EVICT THE AEDES from our homes!I have attached some information for you to use and to send to your friends.  Each of us has a responsibility here.  It takes no more than 10-15 minutes of our time to walk around our yards and remove ALL standing water.

  • Cover or tightly close water containers.
  • Empty all other containers and turn them top down.
  • Seal, wells, septic tanks and soak-aways properly.
  • Dispose of garbage properly.
  • Remove water in plant plates, clean and scrub the plate thoroughly to remove mosquito eggs.
  • Change water every two days.
  • Clean and scrub the inner side of the vases.
Leave your windows open during the night (only if you have intact screens at your windows) to allow fog (from Environmental Health Services) to enter your home.If you grow plants that hold water in its centre “cup” (like bromeliads) or have any other water reservoirs in your yards (like pools, fountains, or small ponds), Environmental Health Services will provide you with larvacide (a chemical to kill mosquitoes during the development stage).  The only requirement is that you collect it!

Mosquito control

Our pest control contractor will be fogging the development on August 24, 2011 with a pesticide to reduce the presence of mosquitoes that are contributing to the present dengue fever outbreak. Open water will also be treated with a system to kill larvae. A further treatment will take place in the month of October.

Treatment will take place between the hours of 2:30am and 5:00am, the following guidelines should be observed by all residents:

  1. No persons and/or animals are to be outside during the fogging procedure treatment time.
  2. Close windows and doors during the fogging exercise, they should remain closed for 45 minutes after completion.
  3. Cover swimming pools and decorative water features.
  4. Place all pet feeding/watering bowls indoors.
  5. Turn off all fans and/or air conditioners or set them at exhaust.
  6. Persons and animals can go outside (if necessary) 45 minutes upon completion of the fogging activity. Note this is especially important for children, pregnant women and asthmatics.
  7. Rinse all household items/toys that were left outside before using them.
  8. Rinse all fruits and vegetables (that were in the garden/yard) thoroughly before consuming them.
  9. Note the product scheduled to be used does not have a residual therefore items 3, 4, 7 & 8 noted above are precautionary measures.

*** UPDATE ***

Due to hurricane Irene, as a precaution the fogging has been deferred for one week and will take place on August 31, 2011.

*** UPDATE ***

The fogging was completed as of the morning of Sep 1, 2011.
