New office location

The Association office has been relocated to the first floor of the Lagoon Court building. The new location is unit 204 which is directly opposite the elevator and stairwell at the marina end of the building. Contact information is on the contact page.

Security update – September 2012

Warm Greetings to all our Residents

We are pleased to report that the Security Department enjoyed an uneventful summer with no major security issues to report. However, there are a few matters I would for the residents to note.

Destruction of Property

Over the past few months we have been experiencing problems with property vandalisation.  Some examples of destruction of property (presumably by children) in Sandyport are:

  • Throwing poolside furniture into the pools, in particular Phase V and Governor’s Cay.
  • Damage to freshly poured concrete at a new garbage located by the boat ramp.
  • Removal of a raft used by the workers during the boat ramp renovations which hindered work.
  • Throwing rocks at street lamps and damaging them.
  • Removal of water meter covers.
  • Dumping garbage into the canal.
  • Throwing eggs at buildings.
  • Breaking the locks off the tennis court gates and defacing the tennis court with chalk.
  • Vandalisation of the fence at Roberts Isle including graffiti and removal of the pickets.
  • Vandalisation of vacant property at Governor’s Cay.

We are mindful that it is likely only a handful of children destroying the property however security resources are better placed protecting the property from external risks instead of monitoring the activity of our younger residents. Please kindly assist security in protecting the property from these many thousands of dollars of damage by monitoring children’s activities and reporting any suspicious behaviour.

Back to School

The Tambearly School gate is open from 8am-9am, 12:30 pm-1:30 pm and 3pm-4pm.

Maid and Workers ID Badges

Please be reminded that worker ID badges will expire at the end of the year and will therefore need replacement. We will be issuing new ID badges from January 1, 2012.

Auto ID decals

We will be issuing 2013 auto decals from December 1, 2012, the current decals will expire at midnight on December 31, 2012. Note that this does not apply to the auto entry decals.

Halloween

The annual Halloween festivities will soon be with us and we would like to ask all residents to take the necessary precautions to protect their children.  We will also like to remind residents to be considerate of their neighbors when using firecrackers. As usual, our security will be highly visible to ensure Sandyport remains safe during the festivities.

Water & Sewerage Corporation payment reminders

It has come to our attention that Water & Sewerage Corporation have been calling homes in the area with a message for residents to pay outstanding water bills. All payments should continue to be made to the Association in the usual manner to ensure uninterrupted supply.

Security updates for June 2012

As the summer holiday begins and schools are closed for summer break, our security department would like to remind parents to be aware of what their children are doing. For instance we are receiving complaints about children going into the recreation areas and throwing poolside furniture into the pools.

There are also concerns about children riding 4 wheel bikes and golf carts. These are motorized vehicles that are in the hands of children who have no driving experience and are not eligible to drive legally. This can have serious consequences as they can be harmful to the children driving them or to other people and their property. There is also the risk of driving off the road and into a canal. Please refer to this article about our policy on this subject.

We continue to experience ongoing problems with stray dogs. These animals are a nuisance and we addressing the problem by reinstating the traps courtesy of Animal Control. We continually check for breaches of the property perimeter to ensure there are limited ways for them to access it. We ask that all residents refrain from feeding the stray animals as it counters our efforts to control them.

Security is also asking owners with rental properties to properly screen prospective tenants. It is generally difficult to arrange for undesirable tenants to be removed which can present a challenge for owners, residents and security personnel. Prevention is better than cure!

Finally, as many families prepare to take vacations for extended periods of time, kindly provide details of a contact we can call in the case of an emergency. This information is useful unforeseen circumstances such as when a boat sinks or an unexpected visitor attempts to enter the property. Inaccurate news report

It has been reported in today’s Tribune that a rape occurred inside of Sandyport. There is no record of any rape taking place inside our Community. Residents should be assured that our security department continues to be vigilant in its efforts to keep Sandyport a safe and secure place to live.

Recent low water pressure concerns

There have been a number of occurrences of low water pressure which we have reported to Water & Sewerage Corporation. They have advised that they will send a technician to investigate the matter and ensure that no anomaly exists but that there have been several instances where they have had low water pressure occurrences due to water main breakages resulting from third party construction activities. They have also reported that with the ongoing roadworks on Prince Charles they have made several tie-ins causing water pressure to be affected across New Providence during the midnight and morning hours, which is sometimes extended into peak usage time.

Important Security Updates for May 1, 2012

We have introduced further measures to enhance the security of our community as follows:

Worker Identification

All workers (including housekeepers, gardeners, handymen etc.) are required to obtain a pass and enter the property via the service entrance. Occasional workers may obtain a day pass at the entrance subject to paying a $1 deposit (refunded on exit) and clearing security in the usual manner.

Contractors and regular workers, including those that are employed by contractors, are required to purchase an annual pass at a cost of $10 per annum (or $1 per month or part thereof if purchased during the year).

To qualify for a pass the applicant should obtain authorization from the property owner. In the event that the applicant is employed by a third party authorized by the owner, such as a contractor, that third party should make the application on behalf of its’ personnel.

The annual passes expire on December 31 at midnight. Call 327 6943 for further information.

 

Sample ID pass

Boat Identification

All boats belonging to Sandyport residents are required to be registered and obtain a vehicle identification decal from the main security office. Unregistered boats will be refused entry after May 31, 2012.

Canal Barrier

The barrier is closed between one hour before sundown and 30 minutes after sunrise. In the event that access is required during these hours, boaters are required to notify the Security department beforehand to schedule an arrival time.

In the event that boaters expect to arrive outside of the scheduled time, contact the Security department (327 6943 or channel 72) in advance to reschedule since opening the canal barrier is a multi-step process that takes some time. Preferably notice should be given before the barrier is due to close.

Automatic Entry Lane

Under normal operating circumstances the automatic entry lane barrier will not open unless the vehicle is fitted with the requisite barcoded decal. Online billing

If you have an account with the Association you may now access it online to view your account history, bills and payments. You will require an invitation code to set it up and if you do not have one, you may request it by emailing accounts@sandyportmanagement.com. We will no longer be despatching monthly statements therefore we recommend you take advantage of this new service as soon as possible.

At this time the payment methods remain unchanged however we are reviewing online payment options.

You may access your account via the new ‘View account’ tab on the main menu of the website.

Revised contact information

Our office service provider has upgraded the communications system and have advised of some external technical difficulties porting the analogue number to the new digital service. In the interests of time and service, we recommend using the phone number for the new digital service which is 702-3110.
